Project Summary
Mobilization
• Charter will utilize SW Tranquility Terrace for staging Charter’s mobile office, disposal bins, material storage, portable restrooms and other staging needs.
Access and Weather Protection
• Pump Jacks and Ladders will be utilized to perform the exterior scope of repairs.
• Existing WRB components and/or plastic Visqueen will be used as necessary to weather protect the
areas being worked on.
Siding, Windows, Sliding Glass Doors, and Entry Doors.
• Targeted lap siding, weather resistive barrier (WRB), flashings, trim and wall sheathing will be removed
and replaced as indicated on the construction drawings.
• All panel siding will be removed and replaced with lap siding as indicated on the construction drawings.
• All penetrations (lights, outlets, vents, pipes, etc.) will be flashed and waterproofed.
• Windows and sliding glass doors will be removed and replaced with new.
• Entry swing doors will be flashed in place.
Roofs and Attics
• Full removal and replacement of the roofs.
• Tightlining in all attics.
• New 3×4” Flat Downspouts will be installed at the same locations as existing downspouts.
Decks
• Elevated Decks will be inspected, prepped to receive a recoat.
• Railings will be removed and reinstalled in their existing condition.
Interior Repairs
• Drywall repairs related to the construction project will be repaired to the original state prior to starting the
repairs and painted and textured to match as closely as possible.
• Interior finishes may need to be cut back to accommodate the installation of the new windows and
sliding glass doors.
• Charter will need to conduct a unit walk-through / inspection on the interior of each unit prior to starting
work on the interior to verify existing conditions of all units and audit the size and condition of the
existing windows and sliding glass doors.
Exterior Painting
• New exterior paint on all buildings.
Electrical
• Removal and replacement of exterior lights and outlets will be installed on mounting blocks to facilitate envelope remediation in applicable locations. 9

My name is Lisa Foster, Homeowner Liaison with Charter Construction. It is my pleasure to be your communications resource for all information during the construction project.
My role is to make the construction process less stressful for you through frequent and open communication. I will be available to answer your ongoing questions and address your concerns as they arise. I will provide weekly updates, indicating the planned progression of scheduled work for the coming week, and offer information regarding when and how the construction will directly impact you.

Notices
Building 3: Unit 2840
Crews will need interior access on Wednesday, 06/10/26, between 8:00am and 4:00pm to remove and re-install a window and sliding glass door for our mock-up procedure. PLEASE NOTE: Your window blinds or curtain including brackets, will need to be removed away from work areas, including any personal items.
Removal and Re-installation of Window and Sliding Glass Door:
• Crews will be removing and re-installing a window and sliding reinstalling for our mock-up on Wednesday, 06/10/26.
• Window openings will be re-secured prior to the completion of daily work.
• Please do not touch window sealant or other materials installed during this process.
• Entry will be between the hours of 8:00am and 12:00pm.
Resident Reminders:
• Please provide at least 3 feet of clearance on the interior of the window and sliding glass door for crews to have clear access.
• Remove art décor and fragile items on or near construction that may fall and break due to vibrations on walls.
• Charter takes no responsibility for damage to personal items, etc. not removed and stored away from construction areas of work by unit owner or resident per instructions above.
• Please secure children and animals away from crews at this time.

Safety Plan
Charter does whatever it takes to make certain your job site will be as safe and secure as possible. We do so for the benefit of the homeowners, residents, visitors, subcontractors, and employees of our company.
Because we place such a high priority on security and safety, Charter has had an excellent record of accomplishment for many years. We have maintained this record by evaluating each
site carefully, developing a strong plan suited for the location, scope of work, and proactively managing all aspects of work for the duration of the job. The following is our safety information
for owners and residents of the Johnson Street Condominiums.
CONSTRUCTION SITE
1. Safety Meetings – Monday mornings @ 8:00am, in front of the Charter’s site office.
• Our Superintendent Richard Sample will hold safety meetings weekly on the job site.
Discussions will include the necessary precautions and work methods that safeguard the
site for residents and crews.
2. Swing Stages –
• Swing Stages will be used on the exterior of the building while it is being resided.
• Weekly Safety Inspections will be done for all swing stage equipment.
• All swing stages will be closed off during non-working hours.
3. Power Tools, Utility Cords & Equipment –
• Charter’s storage area
container. The storage area container will be secured at the end of each workday.
4. Construction Site –
• A construction (jobsite) office will be on site in a location marked with signage.
• The site is to be kept as free of debris as much as possible during the course of the workday and cleaned up at the end of each workday.
• Materials and supplies are to remain organized and stored when not in use.
• The Superintendent and Charter’s crew will know the locations of all gas shut-off valves, electrical main panels, and building water main lines.
• Emergency numbers for all utility companies will be readily available in the site office.

5. Obey all Pedestrian Routing Signage –
• Signage will be posted in designated areas to keep residents and pets clear of danger whenever applicable.
• Locations marked with Red danger tape: do not pass through at any time.
• Locations marked with Yellow caution tape: Ask the crew if you can safely pass
through before entering the area.
6. Stay alert to construction equipment and ongoing construction activities.
• Watch for construction workers, moving equipment, swing stages jacks and ladders,
boom lifts, etc.
• Material and construction equipment may occasionally obstruct views when in use.
SECURITY PRECAUTIONS
1. Construction Crew Identity –
• All members of the Charter construction crew wear articles of clothing with Charter logos.
• Subcontractor crews are encouraged to wear apparel that identifies their company.
• All members of the Charter construction crew as well as subcontractors must wear
high-visibility vests and/or shirts (bright orange, yellow or green).
• Charter crews may question any person on the site who is unfamiliar to them. Our
crew will request their identity and ask why they are in the construction area.
2. Materials Storage –
• Tools, materials, etc. will be secured in an onsite location. Material Safety Data
Sheets (SDS) will be filed at the site office.
• The storage area will remain locked outside of business hours.
