The 32-unit building overlooking the Columbia River in Portland, OR will require a full strip and reclad as a result of improper material lapping at vertical wall assemblies that led to significant water intrusion. The primary areas of concern are dry rot at walls and decks and damage at railings due to the lack of waterproofing at stanchions.
Crews will remove and replace all Hardi siding, sliding glass doors and windows; remove concrete at decks and walkways and replace with newly integrated waterproofing materials; replace railings; and perform dry rot repairs as necessary.
The building will be fully surrounded by scaffolding. Much of the work over the project’s 10-month duration will be completed during the winter months requiring careful attention and planning with regards to weather protection.
Charter applied for energy tax credits since all windows will be replaced; as a result, the HOA will receive incentive money back from the Energy Trust of Oregon.
