Located on Capitol Hill, Seattle University will undergo a structural and tenant improvement renovation of an existing 7,700 SF building and the addition of a new 3,600 SF building. The project will achieve gold LEED certification, requiring careful management of all building elements to ensure that the certification is met. When finished, the owners’ intent is that the project will function as the ‘centerpiece’ and ‘new front door’ for the University.
The roof will be selectively demolished to accommodate new skylights and clerestory windows to increase the amount of natural light. The majority of the mechanical, HVAC, and electrical systems will run through a plenum created by the raised flooring system. Custom casework pieces and millwork elements will be installed in various locations to achieve a lofty aesthetic intent. As part of the civil work on the site, a rainwater collection system will be installed to supplement the irrigation system.
Site logistics present a major challenge. Close coordination with the neighborhood will be a priority during the project.
With a tight budget with which to operate, multiple value engineering and unique cost saving exercises have been reviewed throughout the preconstruction phase of the project. Careful coordination will be made among subcontractors and Charter team members to ensure that the scheduled completion is met.
