Five stories high, this 60-unit building located in Seattle along Highway 99, requires a complete strip and reclad of existing siding and stucco. Crews will replace the cladding with a mix of Hardie and metal, incorporating a more modern look to the building. The scope includes installing new windows and sliding glass doors, adding new waterproof deck coatings to all private decks and replacing all stair treads.
Very tight sight conditions with garage access on both ends of an alley have resulted in unique, cantilevered scaffolding methods to keep the flow of resident traffic open and access to the parking garage readily available. Limited space for storage will require use of the roof and careful coordination of material deliveries.
With well-organized management planning and scheduling, Charter’s project team will work efficiently with the owner and architect to achieve the overall deign intent while remaining within budget.
