Project Overview
With 26 buildings and 140 units, Brownstone Condominiums in the community of Forest Heights is one of the largest construction defect repair cases in Portland.
Scheduled to take approximately 15 months to complete, the scope will include a full strip and reclad of siding, detailed roof to wall transitions, window waterproofing with properly integrated flashings, concrete demo at rear decks, installation of traffic coating at private decks and removal and replacement/repair of front entry landings.
Challenges include limited parking and staging areas and the coordination of multiple subcontractors on a large jobsite. With 140 units, Charter’s homeowner liaison will be the critical link in providing information to owners and facilitating communication.
Charter’s project team provided value engineering solutions during preconstruction to achieve a contract amount that was within the owner’s budget while still meeting the design intent of the architect.
